The Pineridge Construction Exclusive Warranty

PINERIDGE CONSTRUCTION hereby warrants to the home owner that for a period of five years from the issue of the occupancy permit it will supply all labour and/or materials to correct defects in the orginal workmanship of the following items:

1. BASEMENT FOUNDATION LEAKS

Basement foundation leaks resulting in the actual entry of water not caused by improper landscaping installed by the homeowners or failure of the homeowners to maintain proper grades and swales or the failure of the homeowner to direct eavestrough downspouts away from the basement.

2. WINDOWS

Insulated glass seal failure

3. ROOFING

Roof leaks provided that the damage was not caused by negligence of the homeowners or by Acts of God such as damage from falling tree limbs, heavy winds, ice dams, etc.

4. ROOF TRUSSES AND STRUCTURAL COMPONENTS

5. SIDING

Repair of loose or in the case of wood siding, excessive splits and/or checks. Exterior finish on wood siding warranted to manufacturers specifications.

6. ALUMINUM SOFFITS, FASCIA & EAVESTROUGHS

Repair of all aluminum soffits, fascia and eavestrough not caused by improper maintenance or failure to clean leaves, etc. from the eavestroughs.

7. BRICKWORK

8. FIREPLACES

Provided that wood burning fireplaces have been maintained and flues cleaned on a regular basis.

9. PLUMBING

Defects in the materials or installation of all copper and ABS piping.

10. ELECTRICAL

Defects in materials or installation of all electrical panel circuit breakers, wiring, electrical boxes, plugs and switches.

11. HEATING

Any defect in the furnace heat exchanger.

12. VENTILATION

Any defect in the heat recovery ventilation system provided the filters have been cleaned on a regular basis.

13. DRYWALL

Repairs to cracks and nail pops after the end of one entire heating season.

This warranty applies only to defects in original workmanship and materials and does not apply if damage to the listed items is caused by improper maintenance or in the course of constructing an addition or renovation.
