CHOOSING A CONTRACTOR

You are one of the few about to experience the excitement of building your own custom home. For most of you, it will be the most expensive investment you will ever make. Be cautious in selecting your contractor. Accordingly we would like to draw your attention to some issues that most new potential owners may not be familar with.

1. You should be careful to deal only with contractors registered with the Ontario New Home Warranty Program. This provides you with warranty coverage for any possible defects or insolvency of the contractor.

2. Get written confirmation from the Workers Compensation Board that your contractor and the sub-contractors are covered and premiums paid up. Without this, the cost of and accident to a workman could be your responsiblity and cost.

3. Get confirmation that your contractor carries adequate liability insurance and that you are protected under the agreement you have. This would avoid problems that might arise out of an accident or theft on your job site.

4. Make sure your contractor is financially stable. Obtain bank, trade and supplier references. Liens for unpaid accounts could be your responsibility.

5. Check out the contractor's past customers to make sure that they are completely satisfied and that they have received good service if required. Bear in mind that a local contractor can give you prompt service in the unlikely event of warranty problems.

The right choice can be a very satisfying experience.
